OUR STORY

In 1994 Mr. Haskell found himself holding the deed to 296 West 10th Street in which his longtime friend and drywall subcontractor Frank Raccuglia had a mortgage. The pair then decided to become partners and build the project from which our construction firm of West 10th Street Building, LLC was created. The fathers and sons have reinvested their monies to create the other five projects. They have also retained certain apartments and commercial spaces with no outstanding mortgages. Our development team has been successful over the years, and we have created our niche for developing small high-end boutique buildings.

THE TEAM
We work harmoniously with our seasoned staff of architects, designers, consulting engineers and real estate brokers to create the best possible plan. The layouts are painstakingly thought out to provide a clean simple environment and to maximize the flow of living space. We usually are in plans longer than construction so we can obtain the best product possible. We have consistently received top market price on every project because of the layout, amenities and level of finish that we provide. We manage our projects for two or more years after construction, and perform all punchlist items to complete customer satisfaction.

FLAWLESS EXECUTION
From completion of our foundation to obtaining the temporary certificate of occupancy, some of our projects has taken us approximately 14 months. We perform one job at time to focus on creating the best possible product. We are known for our attention to quality and the details. As owner-builder and sponsor, we are committed to complete customer satisfaction and we deliver a product that others try to emulate but can never duplicate.

 THE MARKET
In 1995 we started in the far west village at 296 West 10th Street. The area was seeing a boom in interest for real estate so in 1998 we purchased 374 West 11th Street, directly across the street from the Hudson River. The following year, we purchased a vacant parking lot in Murray Hill at 143 East 34th Street. A few years later, in 2003 we acquired 270 West 19th Street which is in the heart of Chelsea. In 2007 we acquired a one story lot, and created the Suzanne Condominium, in the heart of booming East Williamsburg. From 2009 to 2011 we negotiated with the MTA to acquire a corner piece of property at 166 Smith Street. We have had great success in picking the right project at the right time in the right market.

NEW PROJECTS
We are constantly looking for new deals that are a comfortable fit for our size and style of development and located in the right area. We are open to co-venture opportunities as sometimes projects may warrant the participation of general or limited partners. This way we can all share the risk, responsibility and rewards of a project.
