      <image:caption>347 E. 105th Street is a 5 story, 10 unit residential rental building on the north side of 105th Street between 1st and 2nd Avenue. We purchased the building in November of 2013. The building had a social club at the ground floor, a church on the first floor, and (6) residential apartments on floors 2-4. We quickly negotiated buyouts, and signed an agreement with apt. #2E to vacate and return once all the construction was completed, which provided the partners with a vacant building. Our vision - We agreed to demolish the (2) story 24-foot extension, which provided a 30-foot backyard for legal light and air for the rear apartments. We also added a 1,000 sqft apartment on the roof to create apt. #5N. This provided a total of (10) residential apartments. We also provided apt.#1S, 1N and BN with rear yards. Apartments 3W, 4W, 4E and 5N all have outdoor roof space. Standard Features - All market rate apartments have the following: a) Separate hot water heater b) Air handling units in each room that will provide heat or A/C c) Washer and Dryers d) Under sink Dishwasher e) Hardwood floors f) Recess lighting g) Storage spaces above closets and bathrooms h) Granite Counter Tops i) (2) Bathrooms j) High Ceilings Specific Amenities – Apt. 5N and 1S are Duplex Apartments.       <image:caption>The Benson Condominium 143 East 34th Street The Benson Condominium is a 17-story, 28-unit condominium. There are one, two and three-bedroom units and a duplex penthouse which includes a balcony and a roof terrace. Upon completion of the project in August 2002, the average selling price per square foot was $615. Located on the north side of 34th Street between Third and Lexington Avenues, the Benson is nestled in Murray Hill, the area known to host some of Manhattan’s most luxurious high-rises. Stretching from East 34th Street to East 42nd Street between Park Avenue and the East River, Murray Hill is known for its stately apartment buildings, brownstones and townhouses, many of which are now consulates and residences for United Nations Missions.
